What types of property can be financed?

We arrange finance for most commercial and residential investment property including offices, retail units, industrial premises, HMOs, holiday lets, mixed-use buildings, land, and development sites. Personal residential mortgages are not our focus, but investment property is our specialty.

This depends on the property type and purpose. Commercial mortgages typically offer up to 75% LTV, bridging loans up to 75%, and development finance up to 70% of GDV. The exact amount depends on the property, your experience, and the exit strategy.

Bridging loans can complete in as little as 5-10 working days, sometimes faster for straightforward cases. We’ve completed urgent deals in under a week when needed. Speed depends on valuation and legal processes.

Typically you’ll need a 25-30% deposit for commercial mortgages. Bridging loans may require less upfront if you have other security. Development finance structures vary—we’ll explain what’s required for your specific project.

It’s more challenging but possible. First-time developers often need higher deposits and may work with lenders who provide monitoring. Having a strong team (builder, surveyor) helps. We’ve helped many first-time developers get started.
